How your details are used.

1. Who we are

This website is operated by Tan Jun Xiong, a licensed real estate negotiator (REN 52229) registered with the Board of Valuers, Appraisers, Estate Agents and Property Managers Malaysia, practising under IQI Realty Sdn Bhd (E(1)1584/6), Johor Bahru, Malaysia.

We are the data user in respect of the personal data you submit here. We are not the developer, and this is not the developer’s official website.

2. What we collect

Only what you type into the registration form:

• Your name.
• Your WhatsApp number, including country code.
• Your nationality, as one of three broad categories — Malaysian, Singaporean, or Others. We ask because Malaysian foreign-ownership rules and the Johor minimum purchase price decide which units you are eligible to buy. We do not ask for, and do not want, your identity card or passport number at this stage.

Automatically, when you submit the form, we also record:

• The advertising click identifier in the link you arrived on (gclid, wbraid or gbraid), so we can tell which advertisement produced the enquiry.
• The referring page and the time of submission.

We do not collect identity card or passport numbers, income or financial details, bank details, or documents through this website. If a purchase proceeds, those are handled later through the developer’s official booking process and the appointed solicitors, not through this page.

3. Why we collect it

• To send you the price list, floor plans, furnishing specification and cost breakdown you asked for.
• To answer your questions about this development and arrange a show unit viewing.
• To register your interest with the developer or its appointed sales team, and to process a booking if you decide to proceed.
• To measure advertising performance, in aggregate, so we know which advertisements are worth running.
• To keep the records we are required to keep as a licensed negotiator.

We do not use your details for any purpose unrelated to your enquiry about this development.

4. Your consent

You give consent by ticking the consent box and submitting the form. Supplying your details is voluntary, but if you do not supply a name and a contactable WhatsApp number we cannot send you the pack or answer your questions.

You may withdraw consent at any time — see section 9. Withdrawing consent does not affect anything we did lawfully before you withdrew it.

5. Who sees it

Your details are held by Tan Jun Xiong and by IQI Realty Sdn Bhd. They are disclosed further only where that is necessary for the purposes above:

• The developer, Exsim Lumba Kuda Sdn Bhd, or its appointed sales team — where needed to register your interest or complete a booking.
• Service providers who run our systems — our form and lead-handling infrastructure, messaging, and analytics providers, acting on our instructions.
• Professional advisers or authorities — where we are required to disclose by law, by a court, or by a regulator.

We do not sell your personal data, and we do not pass it to unrelated third parties for their own marketing.

Transfers outside Malaysia

Some of the service providers we use store data on servers outside Malaysia. Where that happens we take reasonable steps to satisfy ourselves that your data is protected to a standard comparable to the PDPA.

6. How long we keep it

For as long as we are dealing with your enquiry, and afterwards only for as long as we are required to keep records under Malaysian law and the rules that apply to licensed estate agency practice. After that it is deleted or anonymised. If you ask us to delete it sooner, we will, unless we are required to keep it.

7. How we protect it

The form is submitted over an encrypted connection. Access to enquiry records is limited to Tan Jun Xiong and the IQI Realty personnel who need it to handle your enquiry. No transmission over the internet is ever completely secure, and we cannot guarantee absolute security — which is one reason this page does not ask for identity, financial or banking details.

8. Your rights under the PDPA 2010

You may:

• Ask what we hold about you, and ask for a copy.
• Correct it if it is inaccurate, incomplete or out of date.
• Withdraw your consent and require us to stop contacting you.
• Limit how it is processed, including limiting processing for direct marketing.
• Ask us to delete it, where we are not required to keep it.

Reply to any message from us, or contact us using the details in section 14. We will act on it, and we may need to verify your identity first so that we do not hand your details to someone else.

9. Stopping contact

Reply “STOP” once to any WhatsApp or SMS message from us and contact ceases. You do not need to give a reason and you do not need to ask twice.

10. Cookies and measurement

This website may use Google Tag Manager, Google Analytics and Google Ads conversion measurement to count enquiries and understand which advertisements work. These tools may set cookies or similar identifiers in your browser.

We also store the advertising click identifier from your arrival link in your browser’s session storage, so that it can be attached to your enquiry if you submit the form. It is cleared when you close the tab.

You can block or delete these through your browser settings, or through your Google Ads settings, without affecting your ability to read this website or submit an enquiry.

11. Third-party content

Some content on this website is served by third parties — the 360° virtual tour, images and video hosted on the developer’s content network, web fonts, and the WhatsApp link. Those providers may receive technical data such as your IP address as part of serving that content. Their own privacy policies apply to that, and we do not control them.

12. Children

This website is aimed at adults who are able to enter into a property transaction. We do not knowingly collect personal data from anyone under 18. If you believe a child has submitted details, tell us and we will delete them.

13. Changes to this policy

We may update this policy from time to time. The version in force is the one published on this page, and the date it was last updated is shown at the foot of this page.
